Technical Information and The Tour:

The home stands on 2 1/2 city lots and the original structure was built in 1927—don’t let that scare you, this is a new home. The home as seen today has been rebuilt to today’s standards, with the only original rooms being the main living room and attached office.

Reconstruction entailed adding 4 ft to the rear and right side, and 14 ft on the left side. New 2 x 6 p/t walls, double paned windows, and sub floor were installed. Ceiling height is 12 ft, which means this house is bigger than it looks from the road. The exterior was wrapped in Tyvek and covered with Hardi-Plank concrete fiber siding. The roof is decked with plywood and covered with 50 year GalvAlum, which is commercial grade. Hurricane straps on the roof are twice what the building code called for. The foundation system is new with solid piers and filled stem wall to support the structure. The home has also undergone a Termidor treatment in 2006. 

Essentially, this is a new home, but built beyond most of today’s builder standards.

Inside, a complete security system was installed by Brinks. Complete new electrical wiring installed and main service upgraded. The plumbing has been replaced as well. In addition, the kitchen has a Reverse Osmosis water system which supplies bottle quality water for drinking, cooking and runs to the refrigerator for cold water and ice.

The kitchen has nearly 25 linear feet of counter space, and is large enough for an island to be added. Maple cabinetry has the upgraded pullouts and European hinges. Upper cabinets include a glass door display cabinet and wine rack. A full walk-in pantry with power station is a wonderful storage area. Under and over cabinet lighting is both cozy and cost effective. Stainless Steel Energy Star appliances (Kenmore Elite and Jenn-Air) make this ’a cooks kitchen’.

The dining area has a small home office desk, which is where we kept the phone and wireless internet hub. The bay window makes the room feel larger, and the shutters keep it private, but lets the sun shine through. 

The master bedroom has a double closet with storage floor to ceiling. There is storage in the bathroom as well, along with a separate ’water closet’ for the toilet.

In the living room you’ll find the remaining original windows and vaulted ceilings. The basic design of the home, with scissor trusses in the roof, allow the removal of walls for expansion. The next room was used as a home office and storage. This space could be made into a small bedroom. There is a door in the hall to separate the children’s side and the second daytime office located in the laundry room. My husband and I both worked from home which is why there are two offices. The laundry could be moved to the garage to make a small third bedroom. The second bedroom was built with storage in mind and has a loft area that is over the ceiling of the adjoining bathroom. There is a built-in closet and space for a full size bed. The second bathroom has a custom mural of the undersea and is a real conversation piece. The hallway is comfortably wide and leads back to the laundry/second office area. This room has loft storage as well. By moving the laundry into the garage, this could easily be a bedroom. The garage has a tall appearance to accommodate the house floor level, with that we added the extra tall doors for our SUV. There’s still plenty of room for laundry equipment, freezer space and workbenches. We also made sure that one   garage door has a battery backup, and both have Homelink.

Outside the garage you’ll notice a new central air system, installed in 2006, and very, very efficient. That unit sits on a concrete pad that was designed to also hold a home generator, for hurricane season. The workshop in the backyard is also larger than it looks, and can store a vehicle or a workshop for the hobbyist. If the 500 sq. ft. it makes available isn’t needed, the building could be removed to make room for an outdoor patio, or a swimming pool area. The Koi pond has been on the property for many years and, is only knee-deep, and self-sustaining, which means low maintenance.  This leads around the backyard, that is fenced off from view, to the bricked patio that is just off of the kitchen. The backyard is fenced off, with the exception of the garage area. Depending on whether or not you have pets, the addition of a side fence makes this a great yard for pets and children.  And yes, you can eat the bananas that grow in the back corner of the yard, as well as the loquats, lemons and limes that grow on the trees. As you follow the brick walkway from the back yard you’ll find a sidewalk to the front, and the front porch/patio. This screened enclosure has a tile floor for easy cleanup and is a relaxing spot for morning coffee. 

This is a house that lives large. We have had parties of 30 people that spill out into the front patio and the lighted back yard area. The neighbors are quite nice and many have lived in their homes for many years. The street is nearly traffic-free, except on parade days, which are fun to walk up to. It’s also nice to walk to the park behind the library, or the coffee shop downtown.
